Community Rules
PROPERTY OWNERS PRIDE AND PRESERVATION PACT

Rules to live by in Glen Oaks Manor (GOM) are presented here, in the hope that we can achieve the many benefits that we all desire:

• For GOM to remain one of the most desirable residential areas in Sarasota; • To maintain pride in the appearance of our community; • To maintain our property values; • To protect and preserve our investment in time, money, and effort; and • To continue to foster our friendly, cooperative, and neighborly spirit. The following are some of the common rules that we all agreed to when we purchased property in Glen Oaks Manor: VEHICLES • All vehicles shall be operated with due regard for the safety of others. • Parking on any of the GOM roads overnight is not allowed in order to allow easy access for emergency vehicles. All GOM roads are private, not public streets. • Parking on any lawn or other unpaved area in GOM is prohibited to protect our irrigation system, sprinkler heads, drains, and grass. • Restricted vehicles, such as commercial vehicles, trailers, campers, boats, boat trailers, watercraft, motorbikes, or motorcycles shall only be parked overnight if out of sight in the garage. • No vehicle parked outside a garage may be covered with a tarp or other cover. • All vehicles must be operable and have a current license tag. No maintenance is permitted outside the garage except for minor emergency repairs, i.e., a flat tire. • The driving speed allowed on GOM streets is limited to 20 miles per hour. Speed bumps and stop signs are in place to protect our residents. Please be aware that attempting to avoid speed bumps by driving in the grass causes damage to the lawns and irrigation system. • For the safety of our residents, bicycles are not permitted on sidewalks. • Remote controls for the back gate may be purchased from Casey Management. RECREATION • Fishing in the lake is limited to residents and guests accompanied by the resident. • Swimming and boating in the lake is prohibited. • Hunting and the discharge of firearms are prohibited. PETS AND OTHER ANIMALS • Common household pets may be kept provided they are not kept, bred or maintained for any commercial purpose. No exotic pets are permitted. • Florida law requires that pets be vaccinated against rabies. • Owners are permitted to walk their pets on GOM common areas. Please try to avoid your animal defecating on the common areas immediately in front of villas. • Sarasota County ordinance Sec 14-41 requires that pets be leashed at all times while on common areas. The City of Sarasota has adopted this County code. • Common courtesy and City of Sarasota ordinance Sec 8-32 requires dog owners to remove the feces excreted by the dog and dispose of it properly. Please use GOM-provided disposal stations located near the gazebos or take it home. • Pets whose behavior becomes a nuisance to other residents will not be permitted. • For your protection and the protection of the wildlife in GOM, please refrain from feeding wildlife. This includes turtles, fish, otters, herons, egrets, ducks, geese, and wood storks. When fed by humans, animals may become aggressive and dependent on handouts. According to the Florida Fish and Wildlife Conservation Commission website, it is illegal in Florida to feed sandhill cranes. GARBAGE AND RECYCLING • Garbage and recycling collection in GOM is scheduled for Thursday. Bins are to be kept hidden in the garage or behind the utility fence at all other times. • Because the garbage can is picked up with mechanical arms, there must be two to three feet of clearance on all sides. • The City of Sarasota recycles certain plastic, aluminum, glass, and paper and does not require separation of recyclables. • Yard waste is also picked up by the City of Sarasota and includes palm fronds, plant leaves and clippings, and tree branches. Yard waste should be in a container or bundled segments up to four feet long and weighing less than 50 pounds. • When checking holiday schedule pick-up, follow the City of Sarasota directions. HURRICANE SHUTTERS • Hurricane shutters may be installed when a hurricane or tropical storm threat has been issued for our immediate area and must be removed within seven (7) days after the storm/threat has passed, especially the front bedroom window shutter which allows for egress during a fire emergency. • Homeowners who are away during the summer may put up hurricane shutters for the duration of their absence as long as the villa is unoccupied. GENERAL CONDUCT • No loud or objectionable noise or noxious odor, which may become an annoyance or nuisance to other persons, is permitted. • Soliciting for the purchase of commercial goods or services is prohibited. • Papers, newspapers, brochures, fliers, leaflets, samples, items or materials are not to be distributed or left at any property unless at the owner’s request or with prior authorization from the GOM Homeowners’ Association (GOMHA). OUTSIDE APPEARANCE • Owners shall properly maintain their homes. • No building of a fence, wall or other structure, no partial or total roof replacement, no porch tile replacement, and no exterior painting may be commenced without prior application and approval of the GOMHA Board of Directors. • Garage doors must remain closed except during entry and departure and while work is in progress in and around the garage. • No planting may be commenced or removed from common areas without written approval from the GOMHA Board of Directors. Common area includes the area in front of the split rail fence and under the front bedroom window to the street, including around any tree located in that area. • No advertising or signs are allowed, except for security signs which must be placed next to the split rail fence/replacement hedge or rear villa door. • Garage and yard sales are not permitted with the exception of an annual GOMHA Garage Sale when approved by the Board of Directors. Moving and estate sales will be permitted at the termination of residency at Glen Oaks Manor. When planning such a sale, please contact Casey Management to ensure all rules are followed. • Rugs, clothing or other household articles may not be hung or dried on any external part of the home or common area. • The temporary installation of holiday decorations on the eaves or shrubs is permitted; however, no holiday related statues or scenes may be placed in the common area. December decorations must be removed by January 10 and all other decorations must be removed within seven (7) days following the holiday.
